Description


The contractor shall provide all labor, materials, tools, equipment, supervision, protection, and cleanup required to paint the designated pillars in the gallery area at East River Plaza.

There are about 13 Pillars, spanning from level 1A to 4A. See attached photos.


Scope includes:

  1. Field Verification
  2. Contractor shall visit the site and verify all existing conditions, quantities, access requirements, working areas, and any protection needed before submitting final pricing.
  3. Color Matching
  4. Contractor shall match the existing pillar paint color. A sample/color match must be provided for ownership/management approval prior to starting the full scope of work.
  5. Surface Preparation
  6. Contractor shall properly prep all pillar surfaces prior to painting, including cleaning, sanding, scraping loose paint, patching minor imperfections, and priming as needed to ensure proper paint adhesion and finish.
  7. Painting
  8. Contractor shall paint all designated pillars in the gallery area across 4 floors. Paint shall be applied evenly and professionally, with enough coats to provide full coverage and a consistent finish.
  9. Protection of Surrounding Areas
  10. Contractor shall protect all surrounding floors, walls, storefronts, signage, doors, fixtures, railings, and any tenant/property areas from paint, dust, overspray, or damage. Any damage caused by the contractor shall be repaired at the contractor’s expense.
  11. Access and Coordination
  12. Contractor shall coordinate with property management for access, staging, and any work areas that may impact tenants, pedestrians, or building operations. Contractor shall maintain safe access at all times.
  13. Cleanup
  14. Contractor shall clean the work areas daily and at the completion of the project. All debris, materials, tape, coverings, and equipment shall be removed from the property.
  15. Pricing
  16. Please provide pricing for the full scope of work for all 4 floors in the gallery area. If possible, please also provide pricing broken out per floor.
  17. Insurance / Compliance
  18. Contractor must provide a valid COI and comply with all property rules, safety requirements, and applicable regulations before starting work.

Please include estimated duration, manpower, material specifications, paint product information, and any exclusions or assumptions in your proposal.
