Contractor shall provide all labor, material, equipment, supervision, layout, and coordination required to complete garage striping and related pavement markings/signage at East River Plaza.
The attached drawings are provided for reference and show the intended parking stall lines, traffic arrows, handicap markings/signage, taxi lane markings/signage, directional markings, and related garage striping requirements. Contractor is responsible for visiting the site, verifying all field conditions, confirming existing conditions against the drawings, and identifying any additional striping, signage, or layout adjustments required to complete the work properly. There are 8 Floors total, 1,248 parking stalls total, **Please confirm if you have the machinery for tighter areas to work around cars that are parked**
Scope to include:
- Site Walk and Field Verification
- Contractor shall visit the property prior to pricing and/or starting work to verify all dimensions, existing striping, signage locations, traffic flow, obstructions, columns, ramps, curbs, pedestrian areas, handicap parking areas, taxi lane areas, and all other field conditions. Contractor shall notify ownership of any conflicts, missing information, or recommended changes before work begins.
- Pricing by Floor / Area
- Contractor shall provide pricing broken out by floor and/or garage level. Ownership will review pricing and advise whether the full garage will be completed or whether only certain floors, levels, or portions of the garage will be approved to proceed.
- Work Hours
- All work must be performed overnight between 9:00 PM and 6:00 AM, unless otherwise approved by ownership in writing. Contractor shall coordinate scheduling with property management in advance to minimize disruption to tenants, customers, garage operations, and traffic flow.
- Garage Striping
- Contractor shall layout and stripe parking stalls, drive lanes, arrows, directional markings, crosswalks, no-parking areas, access aisles, handicap spaces, taxi lane markings, and any other pavement markings shown on the attached drawings or identified during the field walk.
- Handicap Parking and Signage
- Contractor shall provide and/or repaint handicap symbols, access aisles, striping, and related signage as required by the drawings and applicable code. Final locations and quantities shall be confirmed in the field.
- Taxi Lane Signage and Markings
- Contractor shall provide striping and signage for taxi lane areas as shown on the drawings and as verified onsite.
- Surface Preparation
- Contractor shall clean and prepare all surfaces prior to striping. This shall include removal of loose debris, dust, dirt, grease, flaking paint, or any other material that may prevent proper adhesion. Any areas requiring additional preparation shall be brought to ownership’s attention before work proceeds.
- Materials
- Contractor shall use durable traffic-grade paint suitable for parking garage use. Paint colors, line widths, symbols, arrows, and signage shall match the drawings, existing garage standards, and applicable requirements unless otherwise directed by ownership.
- Access and Height Restriction
- The maximum garage clearance height is 9 feet. Contractor is responsible for providing equipment, vehicles, and lifts that can safely access the work areas within the garage height restriction.
- Traffic Control and Coordination
- Contractor shall coordinate work with property management to minimize disruption to tenants, visitors, garage operations, and traffic flow. Contractor shall provide cones, barricades, caution tape, temporary signage, and any other safety measures required to protect the public and the work area.
- Cleanup
- Contractor shall keep the work area clean and remove all debris, materials, tape, containers, and equipment upon completion. All areas shall be left clean and safe.
- Insurance / COI
- Contractor shall provide a valid Certificate of Insurance meeting ownership requirements prior to starting work. Attached COI requirements are provided for reference.
- Final Review
- Upon completion, contractor shall walk the work with ownership/property management and correct any deficiencies, missing markings, incomplete signage, or layout issues identified during the final inspection.
Contractor shall include all labor, material, equipment, layout, mobilization, field verification, surface preparation, traffic control, signage, cleanup, and final touch-ups required to complete the work in a professional and code-compliant manner.
