Description


An active leak originating from the shower in the apartment above Unit 14 has caused ceiling damage in the bedroom below. Prior to ceiling repair and plumbing installation, a licensed general contractor must complete all demolition and structural preparation work in the shower area. This scope is Phase 1 of a two-phase remediation. The plumbing contractor (Phase 2) cannot begin until all items below are complete and inspected.


Scope of Work


1. Demolition

  • Demolish and fully remove the existing shower base and shower curb.
  • Remove wall finishes a minimum of 8 inches up on all shower walls to expose substrate.
  • Fully expose the existing shower drain piping for plumber access and inspection.


2. Structural Assessment & Subfloor Repair

  • Inspect the subfloor and plywood base beneath the shower floor for structural integrity.
  • If the subfloor is found to be damaged, deteriorated, or otherwise unsuitable, contractor is responsible for repairing or replacing it prior to plumber's arrival.
  • Provide written confirmation to property manager once subfloor is deemed structurally sound.


3. Site Preparation

  • Protect adjacent living areas from dust and debris during demolition.
  • Remove and dispose of all demolished materials off-site in compliance with NYC regulations.


4. Coordination & Re-Build Once Plumbing is Complete

  • Coordinate directly with the plumbing contractor (Superior Plumbing) to confirm readiness before their mobilization.
  • Be available for a joint site walk prior to plumber arrival if required.
  • Install new tile
  • Re-construct the shower curb
  • Close and finish all wall and floor openings



Deliverables

  • Completed demolition with all materials removed.
  • Written subfloor condition report (pass/fail + any repairs made).
  • Confirmation of readiness for plumbing contractor to proceed.
  • Re-build of tile and shower curb along with closing and finishing floors and wall openings
